Ivanhoe Waverly Hundred HOA Meeting June 24, 2009
Meeting was called to order at 7:35 pm by Val O'Connor, seconded by Jonathan Klein.
Board of Directors in attendance: Val O'Connor, Jonathan Klein, John Ayala, Frank Milone,
and Levi Tyler.
7 people in attendance.
Treasury Report - Jonathan Klein
End of month Bank Balance for April was $82,227.92
One assessment check was returned by bank, will be going to attorney for collection.
Two late fees are still due.
Four assessments still unpaid, one in foreclosure.
There are four foreclosure notices from attorney.
Facility Maintenance-Alan
Alan not at the meeting.
It was mentioned that the light is out by Stirling Rd. but the lights are working fine so we need
to investigate this further.
New flowers were planted at the entranceways and the gardens were mulched.
The box at the Stirling Rd. entranceway still needs to be repaired.
The east wall at Stirling needs to have graffiti painted over.
Violations- John and Levi
Discussed driveways in Waverly built at bottom of driveway to alleviate water buildup. One
home-owner is having her driveway repaved to alleviate the accumulation of water. Needs to
move her mailbox closer to the street to alleviate the trackmarks left by the mail carrier's truck.
Architecture-Frank
It seems that there were only about five letters asking for approval per 25 re-roof constructions.
Town of Davie-Tina
Tina not at the meeting.
A new 30 mile speed sign was erected at Dykes Rd. and a no thru trucks sign was also erected.
Insurance-Jonathan
Director's and Officer's liability insurance policy coming due.
New Business
We need to have new no soliciting signs and crime watch signs put up at both entranceways.
Jonathan discussed a quote from a management company for complete services which include
paying bills, sending out and receiving assessment payments, violations, and maintenance which
includes landscaping, lights, and sprinklers. He also discussed a quote for just violations and
maintenance. We discussed the fact that we should get more quotes from other companies to
do a comparison of prices. We also discussed whether we should get another landscaper and
hire a separate tree trimmer and not combine their services in one company. We discussed how
much we are spending now on everything and did a comparison of costs of what the difference
would entail. Questions were asked whether the price includes the wall fund, and if the price
increases every year referring to the management company. We discussed how the board has to
have final say in everything and how we are reluctant to turning over the checkbook to anyone
so probably won't. We need to get some quotes on new maintenance companies.
