BOARD OF DIRECTORS MEETING

It was announced that a quorum was present

Representing Miami Management: Nicole Luaces, CAM

Confirmation of proper meeting notice:

The notice of the May 28, 2014 Board of Directors Meeting was posted on the property more than 48 hours prior to the meeting.



DISCUSSION:


Account past due should be assessed a $25.00 late fee;
Demand letters to be sent to owners on DLQ;
Manager to obtain estimates for pressure cleaning and painting of wall where stains are present as a result of the black olive trees;
Manager to obtain estimate from MMI for trimming of black olive trees that are along the wall;
Manager to look at previous invoice paid approximately 5 years ago for painting;
New lighting/electrical to be installed with new landscaping;
Violations of priority include roofs (pressure cleaning), commercial vehicles/boats and mailboxes in need of critical repairs.
Manager advised BOD that an inspection would be done at the property within a week.
